The easy way to make your home look as though it is worth more to sell

Selling your home can be a stressful experience to say the least. After all, you have to think about which estate agents you are going to go with, how much you are going to sell it for and even the home that you are going to purchase after.

If you are not careful then you may end up making a rash decision regarding your property and this is the last thing you need when you have put years of time and money into it.

Making sure that you are getting a good amount for the property you have now is the first step to avoiding all of this, and with a little preparation, you will soon see that this is easier than ever to do.

Landscaping

A buyer will form their impression of your home the moment they approach it. For this reason, it is so important that you pay special attention to your landscaping.

Look at your driveway for example, is it covered in moss? Is it uneven? Are there dents and potholes? If so then it may be worth you trying to get this sorted out. You also need to take into account your lawn. If it is overgrown, riddled with weeds or even patchy, then this won’t give your buyer a good impression either. Trim everything back, mow it and even plant some colourful flowers if you can.

When you do this, you can easily bring out the true personality of your garden and you can also really show your potential buyer that your home is well-maintained. Gardens are known for adding thousands onto a home’s value, but if it is not maintained or well-kept then you certainly won’t be getting as much as you’d hoped for.

New Windows

You’d be surprised at how much new windows can add to the look and feel of your home. When choosing your windows, you have to make sure that they are expensive. It is also well worth looking into insulation as well.

This may seem expensive to start out with, but you will easily get at least 75% of the money you spent back when you sell your property. New windows also show that you have looked after the property as well, and this will always work in your favour.

You should take note however that customised windows, fancy shapes or even bay windows don’t always add value, so don’t make the mistake of having these installed thinking that it will help your sale.

Kitchen Renovations

Kitchen renovations don’t always have to be major. Sometimes all you need is a new lick of paint or to cover your existing units with some vinyl. This can make your kitchen appear way more welcoming and it can also help to make the space look brighter.

If you have vinyl flooring then it is certainly time for you to replace this as it can make your space look dated and neglected. If possible, replace it with laminate or even tile flooring. This doesn’t have to be expensive, but it can make the world of difference to your home.

New cabinetry, sink fixtures, updated lighting and even hardware can add value too, so if your budget doesn’t allow for a complete renovation, consider this instead.

If you don’t want to rip out all of your cabinets then sometimes it’s possible to stain or paint them. This will give you a brand new, fresh look without pushing you over budget.

Paint

Paint is easily one of the least expensive ways for you to give your home a face-lift. A fresh coat of paint can easily give you a great return and it can also make your property look inviting. A nice neutral hallway when they first enter your house can make all the difference.

If you don’t want to paint the whole exterior then this is completely understandable, so paint the windowsill or just the door instead. Bold colours are ideal here because they can easily become the focal point of the property and this is exactly what you want if you don’t have a huge budget.

Doors

If you haven’t done any home renovations in a while then there is a high chance that your doors are outdated. Doors that creak, have wobbly handles or even scratches down them are very unappealing. If your buyer sees this every time they enter a room, then it won’t leave them with a good impression of your property.

If you want to avoid this then consider replacing them. You don’t have to opt for the most expensive doors on the market, but you do have to make sure that they are going to add value to your home. Any small spaces made to look bigger will also work wonders, turn that spare room which is more of a dumping ground into a guest room and it will look amazing.
